HOME INSPECTION:
RESIDENTIAL INSPECTIONS
Buying a home is one of the most important things you will
ever do. Many hidden defects and dangers are difficult to
see and can cost you money later. That is why having an
inspections is one of the most crucial evaluations you can
have.
ROOF
The purpose of the roof inspection is to visually find
evidence of current leakage through the roof covering,
where accessible, from various areas of structure. The
overall condition and any specific deficiencies must be
noted.
Flashings, shingles, tiles, vents, skylights, gutters and
workmanship must be checked. The estimated age and
remaining life are necessary to know and

STRUCTURAL

Residential appliances are inspected for overall
performance and condition. All doors, drawers, lights, seals,
elements and controls are checked, as well as, cooling
temperatures in refrigeration systems. Repair/replacement
costs must be provided
WOOD-DESTROYING ORGANISMS
All of our inspectors are licensed Wood Destroying
Organism inspectors. A “1145 State of Florida form” for
reporting on Wood Destroying Organisms suppose to be
provided as required by chapter 486 of the Florida Statures
and the Department of Agriculture and Consumer Services.
A separate estimate for any recommended treatments
could be provided.
MECHANICAL
The purpose of mechanical (heating, air conditioning
and ventilation) inspection is to visually assess the
condition of cooling and heating systems of the
structure. Accessible ductwork, registers, filters,
condensing units, air handlers, coils and thermostats
are also inspected. A general size evaluation is made,
as well as, temperature differences, insulation quality
and compressor function. Repair/replacement be
costs could be provided.
PLUMBING
The purpose of plumbing inspection is to visually
assess the condition of all fixtures, connections,
lavatories, water closets and accessible piping.

Sometimes sellers don't move out until the day the
transaction closes or
even a few days after closing. In those situations,
I recommend that buyers do a final walk-through in the
presence of the seller. Why?
Because the seller knows all the little quirks about the home
and can
answer questions the buyers may have.
A good question to ask a
seller is:
What is the one improvement you've always wanted but
never got around
to implementing?
This is also a good time to ask the seller for a forwarding
address so the
buyers can send mail.
It's smart to stay on good terms with the seller
and, in some parts of the country, like California, buyers
almost
never meet the sellers.
Moreover, because you never know when you
might need to get in touch with the former owners, the final
walk-through
is an excellent opportunity, as strange as this may sound, for
the parties to say hello.m

Step One

inspection report if estimates are not provided by the home
inspector.
Step Five
Compare your original offer to the estimated costs of any repairs or
replacements.
Step Six
Present an addendum to the sellers within the contingency period at
a reduced price to cover the costs of repairs or replacements or give
the sellers the option
of getting the work done themselves
